Normally, properties are marketed as being great for either investment or for longer term enjoyment as holiday homes - lifestyle investment. We feel the Ocean Park Villas project is one of very few which falls into both categories. Walking around the showhouse in Baia das Gatas, we have to note that these villas really have achieved their aim of offering that elusive feeling of homeliness, so often missing from overseas properties. The secure gardens and pool, unique in Sao Vicente, offer something different from the normal impersonal apartment projects which are normally offered. The location offers access to a wonderful coastline of beaches and bays; and with the planned golf resorts, offers excellent longer term prospects for the owners from both lifestyle and investment perspectives. We have to leave this judgement to our clients, but would point out some key areas where clients should take time to make comparisons against alternate properties on this island.
OK, lets go back and explain about the value, and why we know the value can't be beaten. Calculating the ValueIn this industry, the easiest way to establish the value of a property is through the price per square metre equation. Clearly there are more factors, but our project checks all other boxes such as location, security, rental income possibilities. Normally, the buildings area is taken into account as well as terrace space. If we were pricing an apartment, we would use a target price per square metre, and then multiply the floorspace by this and add the terrace space at half of the target price. On the island of Sal, €2000/m2 is the norm. So discounting all aspects of private garden, private parking, private swimming pool, the terracing around the pool, and just taking the 120m2 build area and the 78 m2 terrace, this gives us... 120m2 x €2000 = €240,000 plus 55m2 x (€2000/2) = €55,000 giving a total of €295,000 So in Sal, this villa would sell for a minimum of €295,000 plus an allowance for the private gardens, pool etc In fact there are projects very closely situated to this which are priced over €2000 /m2 without some of the additional benefits of this project Using this formula, the sales price per square metre for early investors is just over €1200 /m2 Now, when the first few buyers are fast enough to take advantage of our €10,000 early investor discount, you can understand our confidence in the value statements we make about this project. With the opening of the new international airport, and therefore this island's prices surely rising to the level of Sal, we have every confidence in both the value and the capital growth prospects of this project. We know today's clients are not fools. They will do their own research and make comparisons with alternate projects, and we both welcome and encourage this. |
